| PHASE 1 SITE VISIT/PROJECT ANALYSIS/MEASURE UP/SCHEMATIC DESIGN(S) |
* We meet at your house, look at all existing conditions, and I listen to your concerns, desires and priorities. I describe to you what I discern as the most efficient sequential path to take toward a solution. That (one) meeting is a free consultation. Cost parameters for the professional services are set.
* To continue, a financial commitment must be made only to complete phase 1.
* To get started, you must be prepared to describe the problems you are hoping to solve. Spouses must be in reasonable agreement regarding the priorities of the problem(s) to be solved. The solutions themselves will evolve.
* If there is to be an addition, or any extension of the existing house footprint, a SURVEY of the existing house as it sits on the lot is essential.
* All effected existing conditions need to be photographed. If accurate plans of the existing home do not exist, then all appropriate measurements must be taken and drawings of the existing home created.
Design ideas are generated in response to the defined problems. These are referred to as schematic designs. We meet and look at the design(s) and critique them. Revisions to those designs are done until there is a consensus that the solution path is sound.
* This schematic phase is a truth teller. It usually establishes that the problem(s) can be solved, that you have (or do not have) trust in my ability to assist you in this venture, and that you are in face ready to proceed. If the green light is on regarding those 3 items, we continue. If not, we settle up, and bid each other good luck and good health.

| PHASE 2 DESIGN DEVELOPMENT |
* This phase takes mutually agreed upon design ideas and adjusts, tweaks, and develops until a comprehensive and buildable design arrives. The resulting drawing "set" includes whatever drawings and descriptions are best suited to enable builders and contractors to generate budget pricing.
* This phase can take 1 meeting or 10. It can involve 1 revision or 10 revisions. It is entirely dependent on the complexity of the project and your ability to make decisions.
* Based on the budget pricing, design adjustments are made as required. This sets the design so the construction documents can be proceed. Decisions regarding product selections and finishes do not necessarily have to be made by this point.

| PHASE 3 PERMIT & CONSTRUCTION DOCUMENTS |
* The role of construction documents is to translate the developed design into specific construction data for the many trades that help in building a project.
* These documents, when complete, are engineered, sealed and ready for permitting and construction.
* The level of detail and specification that is created in this phase is project specific. In general, I include what is sensible and what protects you from construction problems & contracting difficulties.
* Smaller projects that do not involve any "structure" or "structural changes" may not even require construction documents.

| PHASE 4 CONTACT & CONSTRUCTION |
* This last phase in a typical project includes the generation of final construction pricing, the selection of a builder, the execution of the construction contract, and the construction process itself.
* Assistance is available in any or all four of these steps. That assistance can be advisory, or it can be quite specific and detailed.
* Many projects are benefited by my involvement in this phase and others not benefited at all. The inclusion or exclusion of these services is your choice.
* If the project demands engineering and my professional seal, then I necessarily remain "on call" until the final framing inspection by the local building authorities.
